£55,000 OTE

After 2.5 years’ service, the General Manager will become eligible for share options subject to performance.

Our client, an established and reputable Estate Agents have a very exciting opportunity for a General Manager to join their team.

This role will require you to manage two branches (the main branch in Oxford and their sister branch) and you will be required to look after your own accounts.

It is essential that you have had previous experience within Estate Agency, preferably as a General Manager or in an adjacent senior role.

Core responsibilities

Maximise Income

  1. Deliver profitable lettings and sales revenue growth
  2. Expand the portfolio of managed lettings properties
  3. Avoid unplanned void periods in managed lettings properties
  4. Retain managed, rent receipt and tenant-find properties (less than 5% loss per annum)
  5. Upsell rent receipt and tenant find properties to managed service
  6. Grow referral income from contractors, mortgages, insurance policies and utilities contracts
  7. Grow and maintain the sales property pipeline to over 50 properties on average throughout the year

Improve service standards

  1. Develop staff skills and knowledge
  2. Standardise and professionalise working practices and consistency
  3. Improve staff productivity
  4. Implement, monitor and improve scores of customer feedback survey

Prepare for and respond to new legislation and RoPA

  1. Achieve 100% level 3 qualification attainment by staff
  2. Expand staff membership of ARLA
  3. Monitor new legislation and communicate to landlords, vendors and tenants in an effective and timely manner

Performance-manage staff and optimise staffing

  1. Improve staff productivity
  2. Develop and retain good-performing staff
  3. Actively manage under-performance
  4. Recruit effectively and train staff
  5. Optimise staff costs to deliver profitable growth

Marketing & promotion

  1. Develop and gain approval of an effective, costed marketing plan
  2. Operationalise the marketing activities via staff and third parties
  3. Monitor leads and new listings to assess the effect of marketing activities and refine future activities
